SITE REVIEW & ESTIMATE

Tell us about your project and share the service address. We will review the scope, measure as needed, and provide a clear estimate.

PREP & PROTECTION

We clean the surface, remove debris, and protect edges and nearby areas. Proper prep helps the sealer bond evenly.

REPAIRS (AS NEEDED)

We recommend crack filling and patching where appropriate to reduce water intrusion and improve the finished look.

SEALCOAT APPLICATION & CURE

We apply sealcoat in a uniform coat and set a cure window based on weather. For commercial lots, we can coordinate striping after cure.

HOW LONG DOES SEALCOATING TAKE?
Most residential driveways can be completed the same day once prep is done. Larger lots may take longer depending on size and phasing.
WHEN CAN I DRIVE OR PARK ON IT?
Cure time depends on temperature, humidity, and shade. We will provide a recommended window, typically 24 to 48 hours for vehicle traffic.
DO YOU SEALCOAT OVER CRACKS?
We recommend crack filling first. Sealcoat improves appearance and protection, but it is not a structural repair for active cracking.
WHAT WEATHER IS BEST FOR SEALCOATING?
Dry conditions with moderate temperatures are ideal. Rain and cool nights can extend cure time, so we schedule around the forecast.
HOW OFTEN SHOULD ASPHALT BE SEALCOATED?
Many properties benefit from resealing every 2 to 3 years, depending on traffic, sun exposure, and pavement condition.
CAN YOU WORK AROUND BUSINESS HOURS?
Yes. For commercial lots, we can phase the work and coordinate timing to help minimize disruption and keep access clear.
